We were called to this beautiful 15th Century property to assess a structural bridging beam that had been compromised by insect infestation and was in risk of immediate collapse.
We utilised the use of strategically placed Acrow props and boards to stave the imminent collapse and investigated further.
After consulting with our client and our IHBC surveyor we decided that the best way forward was to use reclaimed seasoned oak to splice into the original beam and to form a structural stud directly below the compromised beam that was in keeping with the style of the house having exposed timbers throughout. The result was both aesthetically pleasing and structural.
During our time working we were informed by the client that the ground floor front room was 'springy'. We set about removing the carpet to investigate. What we found was a surprise.

A closed off cellar area completely secret!!

It was complete with rag stone walls and candle niches, it even had the original brick floor (part of which had been removed to close up the stairway entrance). We set about removing all the debris along the wall that closed up the entrance, saving those valuable bricks to restore the floor. Addressing the insect infestation we assessed the original joists and replaced the ones that were past their best and treated the ones that could be saved. Re-laying the original floorboards and fixing them back in place with the saved nails, the client wanted to preserve the patina of the boards so decided to cover them to match the finish of the rest of the house.
The cellar was left to breathe and dry out for another time.
